As co-executor of my uncle's estate, I was tasked with finding a Realtor to sell a house in which no one had lived for at least four years. Being an out-of-state resident, I had few contacts in the Greater Atlanta area, but finally gathered three recommendations from people I felt I could trust. After lengthy phone interviews, Susan Edwards stood out as being the most personable, knowledgeable and savvy. There was a long delay before we could engage a Realtor and put the house on the market, and Susan stayed in frequent communication with us, offering valuable advice along the way. She guided us through the showings and the listing changes and represented us at closing. We couldn't have asked for a better client-professional relationship. Susan has my highest highest recommendation and my gratitude for the way she handled a sometimes difficult situation.

Earlier this year, I called Susan to list my home. The market was HOT, but my home was not. She was great in advising me of the benefits of listing the home "AS IS" vs. a tear down, which is what I thought it would be. She understood my need to hold off on the live listing for a couple weeks and some other needs/concerns I had. My home listing went live on Thursday and by Sunday, she had multiple offers. She walked me through each of the offers and while I was leaning toward one that wasn't the highest amount, she said, "Let me call you back." Fifteen minutes later she called back indicating that the offer had been raised. If was her expertise that got the cash buyer to match another higher offer that was not cash. She also sold my prior home near the Battery as well. The market was different back then, but still had sold in 3 days! Having worked with her, she would be the only Realtor I would recommend her to anyone purchasing or selling a home. She is professional, an expert in her feild, experienced, patient and takes the stress out of the process. I've moved out of State, but she is still #1 in GA!

When my husband and I first scheduled a consultation with Susan, we had absolutely no idea about the process of buying a home and were just hoping to explore the options before renewing our lease to rent for another year. I am an attorney and know about law, but did not know about real estate. I am SO glad we met with Susan (referred by my mother who had worked with her), because she immediately helped us get started on the mortgage pre-approval process and lined up several houses for us to view the very next day! Susan works very hard for you and communicates everything you need to know about selling or buying a home. She will send you listings of homes every morning sharp at 7am for you to pick for viewing. After I worked with her to purchase, she listed and sold my old home in less than 30 days with multiple offers. She handles everything. Just show up for the closing. I trust her very much and she is very professional.

My mom and I contacted Susan and every step of the way over a six-month period she was attentive, caring, thoughtful, supportive and encouraging – even in those moments when I almost gave up hope of finding the right home for me. This was my first home purchase, and Susan provided superior guidance and often pointed out things I might not have recognized as potential pitfalls with homes I was condiering. Her patience enabled me to relax a bit through the process as we would walk through yet another property that ended up not being the right fit for me. Susan is an expert negotiator and takes no prisoners! She will fight for every penny. After working with another agent for close to two years, my husband and I were discouraged. Someone then referred us to Susan and she was able to identify exactly what we wanted within a week of working with her! We closed in less than thirty days. Susan helped us with the sale and purchase of our new home. On the sale of our home, we had the home under contract less than a week after listing with Susan, and sold the property to that buyer. This was after having a bad experience with a different realtor and having our property on the market for over a month! She was in our corner the whole step of the way offering her expert opinion in all matters and was not afraid to be tough with the opposing party during negotiations, when necessary. We never felt as if we were asking too many questions or were bugging her and she always responded in a timely manner. I have heard about Susan from two of my friends and since she made from an impossible situation a possible one, for me she was the perfect person to work with. She is a miracle worker! I am extremely happy with the service and attention to detail provided by Susan Edwards and Triumph Realty. As a first-time home buyer she guided me through the entire process. She gave me technical tools that allowed me to quickly and efficiently search the MLS. When exploring different homes she was able to identify red flags and potential problems or issues. Susan’s guidance kept me from making some bad decisions. When I finally found the home I wanted, she helped me through the entire process with the seller, and with her help, I was able to negotiate a much lower price than what I might have other-wised paid. During the due diligence process, she ensured that we left no stone unturned, and I was able to get the seller to pay for a number of key repairs prior to closing. She looked out for my best interests and protected me during the entire process and I am deeply grateful. Most importantly, she put in the extra effort – the home I ultimately wanted to buy was about an hour from her office.
